“All of West Hartford needs drainage”
That’s a line John uses on almost every property walk in this town. It sounds like a joke and it’s not. The combination of heavy clay soils, mature trees with extensive root systems, lots that grade toward the road instead of away from it, and forty-year-old downspouts that were never extended past the foundation means close to ninety percent of Hartford County backyards have at least one drainage problem.
Most homeowners notice it as a single specific symptom: a corner that stays wet for days. A wet basement after every storm. A swale that floods every spring. A patio that pools water along one edge. A path that turns to mud the moment it rains.
The symptom is rarely the whole story. The fix isn’t usually a single product. It’s a coordinated drainage solution that handles where the water comes from, where it collects, and where it needs to go.
Why drainage gets solved first
Drainage is the foundation under every other landscape project. If you build a patio over an unresolved drainage problem, the patio heaves and the joints open up by year three. If you install a retaining wall without drainage behind it, water pressure pushes the wall forward and it starts to lean. If you put in a beautiful planted bed without addressing the wet zone, the plants drown and you replace them every two years.
This is why we start every transformation by walking the property looking for drainage issues. If we find any, they get solved as part of phase one. Sometimes that’s a separate stand-alone drainage project before the bigger work begins. Sometimes it’s integrated into the larger build. Either way, we don’t paper over drainage problems with hardscape on top.
What we install
French drains
The most versatile drainage solution we install. A perforated drain pipe set in a stone-filled trench, wrapped in filter fabric, sloped to carry groundwater away from a wet zone to daylight or to a dry well. French drains work in almost every situation: along the back of a yard that stays wet, around a foundation, behind a retaining wall, across a soggy lawn.
Built correctly, a French drain handles thousands of gallons of groundwater per storm without clogging. The keys to a French drain that lasts are filter fabric quality, stone selection, the right pipe perforation pattern, and proper slope from beginning to end.
Channel drains
For surface water rather than groundwater. A channel drain is a long narrow trough installed flush with a paved surface (patio, driveway, walkway) that captures and redirects sheet flow before it reaches the next surface. Most commonly installed at the bottom of a sloped driveway where runoff would otherwise enter a garage, or across a patio that drains toward the house instead of away.
Dry wells
An underground stone-filled reservoir that holds runoff temporarily and allows it to percolate slowly into the surrounding soil. Used at the discharge end of a French drain or to handle downspout volume from a roof. Sized to the property: the bigger the catchment area, the bigger the dry well.
Downspout extensions and connections
One of the most common drainage interventions we do is extending downspouts to discharge water at least ten feet away from the foundation, often connecting them to underground drainage systems. Most Hartford County homes were built with downspouts that dump straight into landscape beds against the house. That water has nowhere to go except into the basement. Extending the downspouts to drain to daylight or a dry well solves wet basements without touching the basement itself.
Grading and swales
Sometimes the right answer isn’t a pipe. Sometimes it’s reshaping the land so water moves where it should. We do regrading work to direct runoff away from the house, create shallow swales that channel water across the property, and rebuild edges that had failed and were letting water pool.
Permeable hardscape
For new patio and walkway installations in problem-drainage areas, we sometimes recommend permeable paver systems. These look like traditional pavers but allow water to drain through the joints into a base layer below, where it can infiltrate slowly. Permeable systems aren’t appropriate everywhere (they need proper subgrade conditions) but where they work they eliminate surface runoff entirely.
How we approach a drainage problem
Drainage is detective work. We start by figuring out where the water is coming from before we figure out where it’s going.
The property walk
For every drainage project, we spend significant time on the property looking at the actual flow patterns. Where does water enter the yard? Where does it pool? Where does it leave? What’s upgrade of the problem zone? What’s the soil like? We often come back after a rainstorm specifically to see how water moves when the system is loaded.
The plan
Once we know how water actually moves on the property, we design a system that handles the inputs and gives the water a place to go. A French drain that captures groundwater near the source. A channel drain that intercepts surface flow. Downspout extensions that get roof water away from the foundation. A dry well at the discharge point that handles peak volume. Sometimes it’s one of these. Often it’s three or four working together.
The execution
Drainage work is mostly excavation, which means proper equipment matters. We use a mini excavator for most drainage trenching, with hand work at the discharge points and connections. Stone is delivered in volume. Pipe goes in with proper slope (we use laser levels, not eyeballs). Connections are sealed. The work gets covered back up and the surface gets restored.
What it costs
- $4,500 to $8,000: Targeted drainage solution for a single problem area (one French drain run, downspout extensions, dry well)
- $8,000 to $14,000: Mid-size drainage project, multiple components, integrated across part of the property
- $14,000 to $22,000: Whole-property drainage solution with French drains, downspout connections, channel drains, dry wells and regrading
- $22,000+: Major drainage rebuilds, often in conjunction with retaining wall work or significant regrading
